Job Description

Title: Head – Projects (Real Estate)

Location: Gurgaon

Qualification: B.E./B.Tech in Civil Engineering

Experience:

  • 18-25 years of relevant experience in real estate development, construction, or infrastructure projects.
  • Proven experience managing multiple large-scale projects simultaneously.
  • Experience leading large project teams and multiple site operations.

Role Overview:

The Head – Projects is responsible for providing strategic and operational leadership across all real estate projects of the organization. The role oversees project planning, construction execution, site operations, quality assurance, cost management, timelines, safety, and statutory compliance. Operating from the Corporate Office, the incumbent will lead and coordinate project teams, consultants, contractors, vendors, and cross-functional stakeholders to ensure successful project delivery within approved budgets, quality standards, and timelines.

Key Responsibilities:

1. Strategic Project Planning & Execution:

  • Develop and implement project execution strategies for ongoing and upcoming projects.
  • Lead project planning, scheduling, resource allocation, and execution from inception to completion.
  • Monitor project progress against milestones and drive corrective actions where required.
  • Ensure timely completion and handover of residential, commercial, plotted, and mixed-use developments.

2. Site Operations Management:

  • Provide functional and administrative oversight of all project sites.
  • Drive coordination among civil, structural, MEP, finishing, infrastructure, and landscaping functions.
  • Establish project governance frameworks, SOPs, reporting systems, and performance benchmarks.
  • Optimize utilization of manpower, equipment, materials, and resources across sites.

3. Cost & Budget Control:

  • Prepare and monitor project budgets in collaboration with Finance and Procurement teams.
  • Control project expenditure and ensure adherence to approved budgets.
  • Identify value engineering and cost optimization opportunities.
  • Review contractor bills, variation orders, and commercial claims.

4. Quality Assurance & Control:

  • Establish and enforce quality standards across all projects.
  • Ensure compliance with approved drawings, specifications, and construction standards.
  • Conduct quality audits and monitor corrective actions.
  • Drive defect prevention, quality improvements, and handover readiness.

5. Project Monitoring & MIS:

  • Implement robust project tracking and reporting mechanisms.
  • Review daily, weekly, and monthly progress reports.
  • Develop dashboards covering timelines, cost, quality, safety, procurement, and manpower.
  • Present project status, risks, forecasts, and mitigation plans to senior management.

6. Procurement, Contracts & Vendor Management:

  • Ensure timely procurement of materials and services.
  • Monitor contractor performance, productivity, and contractual compliance.
  • Support contract administration, work orders, BOQs, and variation management.
  • Build and maintain a strong contractor and vendor ecosystem.

7. Compliance, Safety & Risk Management:

  • Ensure compliance with statutory regulations, building codes, and environmental requirements.
  • Drive implementation of Health, Safety & Environment (HSE) standards across sites.
  • Monitor risk exposure and implement mitigation strategies.
  • Ensure timely approvals, certifications, and inspections throughout the project lifecycle.

8. Cross-Functional Coordination:

  • Collaborate with Design, Architecture, Engineering, Procurement, Finance, Legal, Sales, CRM, and Liaison teams.
  • Ensure timely availability of construction drawings and technical inputs.
  • Align project progress with customer commitments and possession schedules.
  • Resolve interdepartmental issues impacting project execution.

9. Team Leadership & Development:

  • Lead and mentor project leadership teams and site heads.
  • Define KRAs, KPIs, and performance expectations.
  • Build a culture of accountability, collaboration, safety, quality, and continuous improvement.
  • Identify capability gaps and implement training and development initiatives.

10. Project Completion & Handover:

  • Ensure readiness for possession and project handover.
  • Oversee snagging, testing, commissioning, and defect rectification.
  • Coordinate handover activities with CRM, Legal, and Facility Management teams.
  • Ensure closure of contractor accounts and project documentation.

  • Reduction in defects, rework, and customer complaints

Required Qualifications & Experience:

  • B.E. / B.Tech. in Civil Engineering (Mandatory)
  • M.Tech. in Construction Management, Project Management, or MBA (Preferred)
  • Professional certifications in Project Management or Construction Management are desirable
  • 18-25 years of relevant experience in real estate development, construction, or infrastructure projects
  • Proven experience managing multiple large-scale projects simultaneously
  • Strong background in residential, commercial, mixed-use, or township developments
  • Demonstrated expertise in planning, execution, budgeting, quality management, and contractor management
  • Experience leading large project teams and multiple site operations
