Job Summary:
Jupiter Texas Real Estate Group is a commercial real estate group based in Dallas, Texas. With over $400 million in assets under management, we specialize in acquiring, adding value, managing and selling CRE properties with the goal of maximizing investor returns. Our portfolio includes commercial retail properties, medical buildings, daycare facilities, single family homes.
Responsibilities:
- Conduct comprehensive underwriting and financial analysis of commercial real estate transactions, including acquisitions, refinancing opportunities, and asset management initiatives.
- Review and analyze property operating statements, rent rolls, tax returns, bank statements, appraisals, tax assessments, and borrower financial information.
- Evaluate property cash flows, occupancy trends, lease agreements, lease amendments, and tenant credit profiles to assess income stability and investment risk.
- Build and maintain financial models, including cash flow projections, return analyses, sensitivity analyses, and valuation models.
- Assess local market conditions, demographic trends, comparable properties, and economic factors affecting asset performance.
- Identify underwriting risks and recommend appropriate mitigating factors.
- Prepare detailed underwriting memorandums and investment summaries for management, lenders, and investors.
- Collaborate with acquisition, asset management, property management, legal, and finance teams throughout the due diligence and closing process.
- Participate in meetings with borrowers, brokers, lenders, appraisers, attorneys, and third-party consultants to gather information and support transaction execution.
- Utilize AI-powered tools and technology platforms to streamline document review, lease abstraction, financial analysis, market research, and due diligence processes.
- Review and validate AI-generated analyses and insights to ensure accuracy, completeness, and compliance with company underwriting standards.
- Stay informed on industry trends, market developments, and emerging technologies that enhance underwriting and investment decision-making.
Qualifications Required
- Bachelor's degree in Finance, Real Estate, Economics, Accounting, Business, or a related field.
- 2–5+ years of experience in commercial real estate underwriting, commercial lending, acquisitions, asset management, or a related field.
- Strong understanding of commercial real estate fundamentals, valuation methodologies, and financial analysis.
- Advanced proficiency in Microsoft Excel, including financial modeling and cash flow analysis.
- Experience analyzing retail, office, industrial, medical, land, multifamily, or other commercial property types.
- Excellent analytical, organizational, and problem-solving skills.
- Strong attention to detail and ability to manage multiple projects simultaneously.
- Excellent written and verbal communication skills.
- Ability to work independently in a fast-paced, entrepreneurial environment.
Preferred
- Master's degree in Finance, Real Estate, Business Administration, or a related field.
- Experience underwriting commercial real estate acquisitions, bridge loans, construction loans, or permanent financing.
- Familiarity with AI-powered productivity and underwriting tools such as ChatGPT, Microsoft Copilot, Claude, Gemini, or similar technologies.
- Experience with real estate data and analytics platforms such as CoStar, Crexi, Reonomy, Placer.ai, Argus, or comparable industry software.
- Experience leveraging automation and AI tools to improve underwriting workflows and operational efficiency.
