Job Description

The Closing Sales Manager is responsible for converting qualified leads into successful property sales by conducting site visits, handling negotiations, addressing customer concerns, and ensuring deal closures. The role focuses on achieving sales targets, maintaining strong customer relationships, and coordinating with internal teams to facilitate a seamless sales process.

Key Responsibilities

Sales & Revenue Generation

  • Achieve monthly, quarterly, and annual sales targets.
  • Convert inbound and outbound leads into successful property bookings.
  • Conduct property presentations, project walkthroughs, and site visits.
  • Identify customer requirements and recommend suitable property options.
  • Maintain a high conversion ratio from prospects to bookings.

Client Relationship Management

  • Build and maintain strong relationships with prospective and existing customers.
  • Understand customer needs, investment goals, and financial capabilities.
  • Handle objections and provide effective solutions to close deals.
  • Ensure excellent customer experience throughout the sales cycle.

Negotiation & Deal Closure

  • Lead price negotiations within approved company guidelines.
  • Coordinate with customers for booking amounts, documentation, and payment schedules.
  • Follow up regularly with prospects to drive closures.
  • Ensure timely execution of booking forms, agreements, and other sales-related documents.

Lead Management

  • Manage leads generated through digital marketing campaigns, referrals, channel partners, and walk-ins.
  • Maintain accurate records in CRM systems.
  • Track lead status and sales funnel performance.
  • Prepare daily, weekly, and monthly sales reports.

Coordination & Compliance

  • Work closely with Presales and Marketing teams.
  • Ensure all sales processes comply with company policies and regulatory requirements.
  • Support customers with loan assistance and documentation processes.
  • Coordinate with channel partners and brokers for business generation.

Market Intelligence

  • Monitor market trends, competitor projects, pricing, and customer preferences.
  • Provide feedback to management regarding market opportunities and challenges.
  • Suggest sales strategies to improve conversion rates and revenue growth.

Required Qualifications

  • Bachelor's Degree in Business Administration, Marketing, Real Estate, or related field.
  • MBA preferred.
  • 8 –10 years of experience in real estate sales, with at least 5-6 years in closing sales.
  • Proven track record of achieving and exceeding sales targets.

Required Skills

  • Knowledge of residential real estate projects.
