Job Description

  • Over all responsibility of entire operations across all sites in the Southern region.
  • Support to the operational sites on all aspects of operations including technical, soft services, HR Compliance, management & sourcing of materials & commercial issues.
  • To prepare action plan for Growth of Business in region including organic growth.
  • Define Business policies related to Property Management operations for Commercial buildings, Retail Malls & Residential townships.
  • Maintain Good relation with the Clients in compliance with the Company polices.
  • Responsible for Client and Vendor agreement and Vendor Management.
  • Preparation of Annual Financial Target for the Region & monitoring the same and maintenance of Records on monthly basis.
  • Work out estimations/projections for new as well as existing operational sites, which include CAM Charges, Budgets and P & L forecasts.
  • Develop & implement business processes.
  • Carry out special audits/ surveys of the existing assets & processes at site in order to enhance safety/ cost efficiencies; modifications required for rectifying technical flaws/ capacity addition of the existing facilities at the sites
  • Provide comprehensive Property Management service and ensure that the same are maintained to highest industry standards.
  • Conduct energy audit for Commercial, Retail Malls and residential properties and suggest energy saving strategies.
  • Co-ordinate with various Agencies for obtaining necessary NOCs, sanctions and approvals.
  • Responsible for the smooth operations in every aspects and dept. like M&E, Security, Fire, Plumbing, House Keeping, Land Scaping, BMS, CCTV monitoring system.
  • Formulating & ensuring implementation of operational budgets.
  • Streamline Operation & Maintenance processes and procedures at existing sites
  • Customise and implement System Process at new sites during transition.
  • Ensure performance of systems and recovery from emergency situations.
  • Oversee operation including planning, procurement, maintenance, control & troubleshooting.
  • Conduct periodic meetings with Property Managers & APMs to discuss current work issues and devising solutions for smooth and effective operations.
  • Identify training needs and arrange training for Property Managers, APMs, Shift Engineers & H.K Executives.
  • Responsible for maintaining cordial relationship with local authorities and Government Officials.

Desired Candidate Profile :

Candidate must be a BE / B. Tech / MBA with adequate experience in Property Management / Facility Management. Should have excellent communication, presentation & interpersonal skills. Should have strong administrative skills required for the position. Should be having the Knowledge of CAM Calculation, latest System of Fire Fighting, Fire Alarm , CCTV & PA system, HVAC , STP, ETP & WTP, Electrical H.T & L.T System. Must have leadership quality to lead entire region team.
