Job Description

The Chief Project Officer (CPO) is a core executive leadership position responsible for end‑to‑end delivery of all High-rise real estate and construction projects across residential, commercial, mixed-use, and luxury developments of Sobha Limited. The role ensures timely execution, cost optimization, quality excellence, safety, and compliance, while aligning project outcomes with the organization's brand promise, financial goals, and long-term growth strategy.

Key Responsibilities

1. Strategic Leadership & Governance

  • Define and execute the overall project delivery strategy aligned with Sobha Limited's vision, growth plans, and quality standards.
  • Establish robust project governance frameworks, stage-gates, and reporting mechanisms for all regions and project portfolios.
  • Act as a key member of the executive leadership team, contributing to business planning, risk management, and capital allocation.

2. Project Planning & Execution

  • Provide leadership for planning, engineering, construction, and handover of all real estate projects.
  • Ensure projects are delivered on time, within budget, and to Sobha's benchmark quality standards.
  • Review master schedules, resource plans, procurement strategies, and execution methodologies.
  • Drive adoption of modern construction practices, technology, and process excellence (Lean, BIM, digital dashboards, etc.).

3. Cost, Quality & Time Control

  • Own project budgets, cost controls, forecasting, and variance management.
  • Ensure stringent quality assurance and quality control (QA/QC) across all stages of construction.
  • Lead continuous improvement initiatives to improve productivity, margins, and cycle times.
  • Oversee value engineering initiatives without compromising structural integrity or brand quality.

4. Stakeholder & Regulatory Management

  • Engage with statutory authorities, consultants, contractors, and vendors to ensure smooth project execution.
  • Ensure complete compliance with RERA, environmental, safety, labor, and local building regulations.
  • Manage escalations and critical issues impacting project delivery.

5. Safety, Sustainability & Risk Management

  • Champion a zero-incident safety culture across all sites.
  • Ensure implementation of environmental sustainability practices and green building norms.
  • Identify project risks early and put in place mitigation and contingency plans.

6. Talent Leadership & Capability Building

  • Lead and mentor Project Heads, Construction Managers, Engineering, QS, and Planning teams.
  • Build a strong leadership pipeline through performance management, training, and succession planning.
  • Foster a culture of accountability, collaboration, and excellence.

7. Customer Delivery & Handover

  • Ensure superior customer experience during construction, handover, and defect liability periods.
  • Coordinate closely with Sales, CRM, and Facility Management teams for seamless possession and closures.

Educational Qualifications

  • Bachelor's degree in civil engineering / construction engineering
  • Master's degree (M.Tech / MBA / Project Management) preferred

Experience Requirements

  • 20+ years of progressive experience in real estate / large-scale construction projects
  • Proven experience handling large residential, commercial, and mixed-use developments
  • Prior experience in a senior leadership role (CPO, COO – Projects, EVP – Projects, or equivalent)
  • Experience in managing high-value project portfolios across multiple geographies is preferred
