Nature of Project - Residential

Role Summary

The PMO – Planning role is responsible for building, managing, and governing the planning ecosystem for residential real-estate projects. This includes master scheduling, baseline creation, look-ahead planning, progress monitoring, critical path management, and enabling predictable project delivery across time, cost, and quality parameters. The role ensures seamless coordination among design, procurement, construction, statutory, and sales functions to maintain accurate, up-to-date project plans.

Responsibilities

Master Planning & Scheduling

• Develop and maintain master schedules for all projects with milestones, dependencies, and critical paths.
• Establish baseline schedules; lead monthly/quarterly re-baselining.
• Integrate design, procurement, execution, and handover planning.

Look-Ahead Planning & Execution Alignment

• Prepare 30/60/90-day look-ahead plans in collaboration with project teams.
• Identify constraints early and drive resolution through cross-functional coordination.
• Monitor productivity, slippages, bottlenecks.

Project Performance Monitoring

• Track actual vs planned milestones, variances, and forecasts.
• Maintain reporting dashboards, RAG status, time–risk registers.

Governance & Reporting

• Publish weekly/monthly dashboards and MIS for leadership.
• Support MBR/QBR/SteerCo reviews through structured planning data and insights.

Cross-Functional Coordination

• Work closely with engineering, design, procurement, contracts, sales and CRM to align plans
• Ensure planning readiness for launches, construction stages, and handovers.

PMO Setup & Process Institutionalisation (New Business

Setup)

• Define PMO operating model: governance, templates, KPI framework, reporting cadence.
• Implement tools/systems for dashboards(Excel/Power BI/ERP/Project tools).
• Build PMO team capability (if applicable): hiring, training, standard ways of working.
• Contractors / Subcontractors
• PMC / Project Consultants / QS
• Architects / Designers / MEP Consultants
• Statutory Authorities
