Business Development Associate (Real Estate + Sales)

Role Overview

The Business Development Associate (Real Estate + Sales) is a core on-ground role responsible for:

  1. Driving sales closures (beds / revenue) across UniLiv properties, and
  2. Executing market-level growth through broker network management, daily site visits, and local demand mapping.

This is not a desk role. Expect consistent field movement across properties, broker channels, and customer meetings.

Key Responsibilities (KRAs)

1) On-ground Sales & Closures (Primary)

  • Own monthly bed sales targets across assigned properties.
  • Handle walk-ins, inbound leads, and broker-led leads; conduct property tours and close bookings.
  • Lead objection handling, negotiation (within policy), and follow-ups to improve conversion.
  • Ensure correct booking process, payment milestones, and coordination for move-in.

2) Broker / Channel Partner Network

  • Build, manage, and expand a high-performing broker/agent network across micro-markets.
  • Drive consistent lead inflow, track broker contribution, and ensure channel discipline.
  • Maintain broker mapping by area and manage partner engagement on a weekly cadence.

3) Property Sourcing Support (Secondary)

  • Identify and bring viable PG/hostel/residential asset leads via brokers and local market scouting.
  • Conduct basic feasibility checks: location demand, pricing benchmarks, competition, and asset suitability.
  • Coordinate evaluation visits with internal teams and support documentation readiness.

4) Market & Competition Intelligence

  • Track competitor pricing, offers, occupancy trends, and new supply launches.
  • Share weekly insights to improve pricing, packaging, and conversion strategy in assigned areas.

5) Reporting, CRM & Coordination

  • Maintain accurate daily reporting: leads visits follow-ups closures, with drop-off reasons.
  • Keep CRM/tracker hygiene and pipeline visibility for leadership reviews.
  • Coordinate with Ops/CX for smooth onboarding and handover; resolve on-ground blockers quickly.

Success Metrics (KPIs)

  • Beds sold / Revenue achieved (monthly & quarterly)
  • Lead-to-visit and visit-to-conversion ratios
  • Broker channel contribution and partner performance
  • Pipeline hygiene and reporting accuracy
  • Quality and viability of sourcing leads generated

Required Skills & Competencies

  • 35 years of strong experience in field sales / real estate BD / real estate sales
  • Proven closure orientation with high on-ground execution capability
  • Strong negotiation, communication, and relationship management skills
  • Comfort with targets, pressure, and extensive travel across Delhi NCR
  • Basic proficiency in Excel/Google Sheets and CRM discipline

Eligibility

  • Bachelor's degree (MBA preferred, not mandatory)
  • Prior experience in real estate, managed living, hospitality, student housing, or adjacent field-sales roles is preferred
  • Must be comfortable with weekend work during peak seasons when required
