Job Title: BMS / IoT Operator
Department: Engineering / Facilities Management
Reports to: Engineering Manager/ Facilities Manager
Role Overview
The BMS Operator is responsible for the effective operation, monitoring, and maintenance of the Building Management System (BMS) and associated equipment to ensure optimum performance, safety, and comfort in the facility. The operator provides real-time system monitoring, responds to alarms, troubleshoots issues, and coordinates with maintenance teams to resolve technical problems.
Key Responsibilities
- Monitor the day-to-day operation of the Building Management System (BMS / IoT ) for HVAC, lighting, power, safety, and security systems.
- Respond promptly to BMS alarms and faults, undertake initial diagnosis, and escalate unresolved issues to maintenance or specialist teams as required.
- Perform routine operational checks and data logging to identify trends or abnormalities in system performance.
- Report and record incidents, maintenance activities, and system changes in the appropriate logs and systems.
- Support preventive and corrective maintenance activities by providing system data, operational insights, and technical assistance.
- Update BMS parameters/settings based on supervisor/engineering manager instructions within approved limits.
- Ensure compliance with safety, environmental, and operational policies of the facility.
- Coordinate with other operational staff, contractors, and vendors for maintenance and service interventions.
- Maintain documentation, as-built drawings, and operation manuals related to BMS and associated systems.
- Participate in emergency response and facility upgrade projects as required.
Qualifications & Experience
- Diploma/ITI/Technical certificate in Electrical, Mechanical, Electronics, or related engineering field.
- Experience (+ years) in BMS operation or facilities management in a similar environment.
- Good knowledge of building services (e.g., HVAC, electrical, fire alarm, security, plumbing).
- Familiarity with BMS platforms and supervisory control systems (e.g., Schneider, Siemens, Honeywell, Johnson Controls).
- Basic knowledge of computer operation and standard software (MS Office, Email, etc.).
- Strong communication and teamwork skills.
