AVP/VP Approvals - Real Estate
- Lead Regulatory & Statutory Approvals: Responsible for securing all statutory and regulatory approvals from relevant authorities, including RERA, DTCP, GMDA, HSVP, DHBVN, HSIIDC, District Administration, Municipal Corporations, Fire Department, Environment Authorities, and other government agencies, in compliance with applicable laws and regulations.
- End-to-End Approval Management: Manage the complete approvals lifecycle, including application preparation, documentation, submissions, follow-ups, NOCs, licenses, permits, renewals, and final clearances required for project development and delivery.
- Approval Strategy & Planning: Develop and execute approval strategies and timelines for residential, commercial, industrial, mixed-use, and plotted development projects to ensure timely project launches and execution.
- Government Liaison & Relationship Management: Build and maintain strong working relationships with regulatory authorities, government officials, consultants, and external stakeholders to facilitate smooth and timely approvals.
- Technical & Cross-Functional Coordination: Coordinate with architecture, engineering, planning, legal, land acquisition, and project teams to ensure all drawings, layouts, technical submissions, and compliance requirements are accurately addressed.
- Documentation & Compliance Governance: Oversee the preparation, review, and maintenance of all approval-related documents, statutory records, regulatory filings, licenses, and compliance registers to ensure audit readiness and legal compliance.
- Risk Management & Issue Resolution: Identify regulatory risks, approval bottlenecks, and compliance gaps, and proactively drive solutions to minimize project delays and business impact.
- Regulatory Intelligence & Advisory: Monitor changes in land laws, development regulations, building by-laws, environmental norms, RERA requirements, aviation regulations, industrial development policies, and other statutory frameworks, and advise management on implications and actions required.
- Leadership & Stakeholder Reporting: Lead the approvals function, manage internal teams and external consultants, and provide regular updates to senior management on approval status, critical issues, timelines, and regulatory developments.
- Project Enablement & Business Support: Ensure all approvals, NOCs, sanctions, occupancy/completion certificates, and related statutory clearances are obtained within planned timelines and budgets to support land acquisition, project planning, construction, financing, sales launches, and project completion.
Preferred Profile
- 12–18+ years of experience in real estate approvals, regulatory affairs, and government liaison.
- Proven expertise in obtaining approvals from DTCP, PUDA, GMADA, JDA, PPCB, AAI, RERA, HSIIDC, District Administration, and other statutory authorities.
- Strong understanding of CLU approvals, licensing, zoning regulations, layout approvals, building plan sanctions, environmental clearances, NOCs, occupancy certificates, and completion certificates.
- Extensive network and experience dealing with government departments and regulatory authorities.
- Degree in Engineering, Architecture, Urban Planning, Law, or a related discipline preferred.
- Strong leadership, negotiation, stakeholder management, and problem-solving capabilities.
