• Analyse real estate acquisition opportunities and coordinate internal due diligence efforts
• Oversee data collection, organization and analysis of potential acquisition process.
• Conduct asset site inspections.
• Work with Leasing, Project & Construction, Asset Management to gather data relevant to asset valuation.
• Develop and review asset acquisition financial analysis.
• Create multiple scenarios using different finance strategies.
• Prepare / Review the bid letters & bid documents.
• Shall be responsible to maintain the pipeline of active deals
• Overlook and manage due diligence in preparation for negotiation process.
• Create, restructure detailed financial models.
• Develop and maintain documentation.
• Attend meetings with sellers, brokers and attorneys.
• Responsible to lead the negotiations for transactions supported by other teams

• Undertake market research and maintain a data base of key transactions in the target investment markets.
• Participate in the negotiation of the Contract documentation.

• Review contract form, participate in contract negotiations.
• Responsible for negotiations and transactions with private parties and state governments along with the team.
• Responsible to negotiate the contract documentation
• Maintain ongoing preliminary market reconnaissance for potential asset acquisition.
• Develop and maintain broker network.
• Attend relevant seminars and forums.
• Review critical issue reports, newsletters, and publications to stay in touch with the current Bharti group properties specific and industry related issues.
• Survey market rents, inventory, absorption, new construction.
• Update/maintain internal market database.

• Research industry standards for performance calculations and implement conforming techniques.
