Job Description

We are looking for a detail-oriented professional to evaluate land acquisition and joint development opportunities. The role involves FSI assessment, regulatory due diligence, and financial modelingto support investment decisions for developers and investors.

Key Responsibilities

1. Land & Development Feasibility

  • Evaluate land parcels for development potential under DCPR 2034, including FSI analysis (Base, Premium, TDR, Fungible)
  • Interpret DP Remarks, zoning, reservations, and regulatory constraints to assess best-use scenarios
  • Track Mumbai micro-market pricing trends and stay updated on FSI rules and government regulations

2. Financial Modeling & Project Feasibility

  • Build detailed real estate financial models (Excel) calculating project costs, revenue projections, IRR, NPV, and profit margins
  • Conduct sensitivity analysis on pricing, FSI, and cost escalation scenarios
  • Evaluate risk-return profiles for different deal structures (outright purchases, Joint Development, Development Management)

3. Deal Advisory & Reporting

  • Support deal structuring and landowner-developer share ratio negotiations
  • Prepare investment notes, pitch decks, and feasibility reports for stakeholders
  • Coordinate with developers, architects, and legal teams to gather data and support investment decisions

Qualifications

Required Qualifications

  • 2-6 years of progressive experience (Associate level) or 5-7 years (Senior Associate level) in real estate consulting, investment advisory, developer operations, or architectural practice
  • Demonstrated expertise in FSI calculations, DCPR 2034 regulations, and optimization strategies specific to Mumbai markets
  • Advanced proficiency in Excel for complex financial modeling, scenario analysis, and sensitivity testing
  • Proven ability to interpret layout plans, architectural drawings, DP remarks, regulatory documentation, and land records
  • Strong analytical capabilities combined with commercial acumen and business judgment

Preferred Qualifications

  • Hands-on experience within investment consulting firms or established architectural practices with substantive exposure to Mumbai land acquisition transactions and urban redevelopment initiatives
  • Advanced degree or professional qualification such as MBA, CA (Chartered Accountant), Civil Engineering, or Urban Planning
