Associate - Land Acquisition

Associate (4–6 Years Experience and reports to Vice President)

Location: Gurgaon, Mumbai, Bangalore, Hyderabad, Chennai.

Role Overview

We are seeking a sharp, driven Associate with 4 to 6 years of core real estate experience to support our asset/land acquisition. In this role, you will work closely with the Vice President to drive financial analysis, execute detailed market intelligence, and manage end-to-end deal transactions across corporate offices, hospitality, living and retail assets.

Key Responsibilities

• Financial Modelling & Underwriting: Build and manage dynamic financial models, discounted cash flow (DCF) analyses, IRR projections, and sensitivity models to evaluate land acquisition feasibility and capital allocation.
• Market Research & Sourcing Support: Conduct deep-dive market research on micro-markets, zoning trends, land pricing benchmarks, and competitor mapping to identify high-potential acquisition targets.
• Due Diligence Coordination: Assist the VP in coordinating legal title searches, technical feasibility reviews, and regulatory compliance checks with internal and external consultants.
• Transaction Support & Documentation: Assist in drafting high-level term sheets, Joint Venture (JV) / Joint Development (JD) proposals, and internal investment memos for committee approvals.
• Stakeholder Interaction: Act as a key point of contact for external brokers, land aggregators, and consultants, utilizing strong communication skills to maintain active deal pipelines.

Candidate Profile & Requirements

• Experience: 4 to 6 years of hands-on experience in IPC capital markets, real estate investment banking, private equity, corporate development, or land acquisition.
• Technical & Soft Skills: Advanced proficiency in financial modelling, Excel, and real estate valuation frameworks. Strong command of market research tools, exceptional written and verbal communication skills, and robust cross-functional coordination abilities.
