Job Summary
AVP- Projects will be a key leadership role, responsible for overseeing the entire Project execution lifecycle for all real estate projects undertaken by the Firm - Delhi NCR and Goa. This executive will provide strategic direction, technical expertise, team leadership, and operational acumen to ensure projects are delivered safely, on time, within budget, and to the highest standards of quality, adhering to all applicable local and national regulations including RERA, building codes and other applicable compliances.
This role requires a leader with a growth mindset who can build strong internal and external partnerships, and drive innovation in construction methodologies and materials and institutionalize systems and processes imperative to scale.
Key Responsibilities
- Strategic Leadership & Planning
- Develop and implement the overall Construction Strategy and best practices across all ongoing and future projects enabling Firm's growth aspiration
- Lead Planning & Costing, Procurement and technical aspects of design to finalize project scope, technical specifications, and budgets during the pre-construction phase.
- Partner closely with the Design team to ensure technical feasibility, cost-effectiveness, and buildability of design solutions.
- Establish Key Performance Indicators (KPIs) for quality, safety, timelines, and cost control for the construction division.
- Drive construction excellence through process standardization, robust governance systems, and the integration of technology (e.g., BIM, construction management software).
- Drive innovation and the adoption of modern construction technologies, materials, and sustainable building practices.
- Project Execution & Management
- Lead the entire project execution process, from ground-breaking to completion and handover.
- Ensure rigorous project scheduling and progress monitoring, proactively identifying and mitigating potential delays and risks.
- Oversee the effective management of multiple construction sites, ensuring a consistent application of work standards and organizational policy.
- Conduct regular site visits and review progress reports to guarantee adherence to project plans, quality standards, safety regulations and applicable site compliances
- Budget, Cost, and Quality Control
- Manage the construction budget, ensuring strict cost control, and approve all major project expenditures.
- Oversee the Vendor and Subcontractor Management process, including the selection, contract negotiation, performance monitoring, and timely payment.
- Establish and enforce stringent Quality Assurance and Quality Control (QA/QC) protocols for all materials, workmanship, and construction phases.
- Implement Value Engineering techniques to optimize construction costs without compromising quality or functional requirements.
- Team Management & Stakeholder Collaboration
- Lead, mentor, and manage a high-performing team leads and team members of Planning & Costing, Contracting Billing and & Procurement, Site construction, Safety, MEP and others forming part of project execution ecosystem.
- Foster a strong safety culture on all sites, ensuring compliance with all Occupational Safety and Health Administration (OSHA) standards and local safety regulations.
- Serve as the primary technical point of contact for architects, structural engineers, consultants, and statutory authorities.
- Build deep and long term strategic external partnerships and make the Firm as preferred choice for Vendors across project execution value chain
- Ensure transparent and effective communication with senior management and internal stakeholders regarding project status, risks, and required resources.
- Compliance and Regulatory Adherence
- Ensure full compliance with all relevant real estate regulations, including but not limited to RERA (Real Estate Regulatory Authority) guidelines, local municipal approvals, building plan approvals and environmental clearances specific to respective state regulations.
- Coordinate and secure necessary approvals, clearances, inspections to undertake construction related activities and final occupancy/completion certificates from government bodies working closely with the Liasioning team.
Qualifications And Experience
- Education: Bachelor's or master's degree in civil engineering or construction management.
- Experience: Minimum of 18+ years of progressive experience in managing large-scale construction projects, with at least 7-10 years in a senior leadership role within a reputable real estate development firm. Must have seen a few project cycle completely primarily for Residential asset class.
- Industry: Proven track record of successfully delivering high-rise residential, commercial, or mixed-use projects in the Gurugram/NCR market.
Required Skills And Competencies
- Expert Technical Knowledge: Deep understanding of construction methodologies, structural engineering, MEP systems, and latest building materials in the Indian context.
- Statutory & Legal Acumen: In-depth knowledge of local building bye-laws, RERA compliance, contractual laws, and regulatory frameworks specific to Haryana.
- Leadership & Team Management: Exceptional ability to lead, motivate, and manage large, multi-disciplinary teams and external contractors.
- Project Management: Mastery of project management tools and techniques for scheduling (e.g., Primavera, MS Project), budgeting, and risk assessment.
- Technology and Digital acumen: Exposure and experience of implementing and using ERP (e.g., Farvision, SAP) as well as construction related digital tools that enables process efficiency, quality enhancement and cost effectiveness (e.g., use of BIM, Autodesk toolkit etc)
- Financial Acumen: Strong skills in cost estimation, budget control, and contract negotiation.
- Communication: Excellent verbal and written communication skills to interact effectively with the Board, government officials, consultants, and site teams.
- Problem-Solving: Proven ability to resolve complex construction issues, manage disputes, and make critical decisions under pressure.
