Job Description

The Assistant Manager, Retail supports the Senior Asset Manager in managing and enhancing retail assets. The role focuses on retail planning, trade mix optimisation, tenant performance analysis, and asset enhancement initiatives to strengthen positioning, drive footfall, and maximise asset value.

Responsibilities

Luxury Retail Asset Planning

  • Support asset strategy for retail positioning.
  • Analyse tenant performance, sales productivity, footfall and occupancy
  • Manage net property income (rental income and operating expenses) and capital expenditures.
  • Assist in budgeting, forecasting, annual business plans and performance reporting for retail assets.

Trade Mix & Retail Positioning

  • Review and optimise trade mix to ensure strong brand representation and tenant synergy.
  • Support zoning and adjacency planning to enhance customer journey and brand visibility.
  • Assist in evaluating new retail concepts.

Market Intelligence & Benchmarking

  • Conduct research on retail trends, competitor malls and consumer behaviour.
  • Benchmark rental rates, tenant mix, and positioning.
  • Provide insights to support leasing strategy and asset positioning.

Tenant Support

  • Support tenant performance reviews and relocation strategies.
  • Assist in assessing tenant suitability and brand alignment.
  • Maintain accurate tenant performance records.

Asset Enhancement & Retail Projects

  • Support the formulation and execution of retail asset enhancement initiatives and reconfiguration projects, including financial feasibility studies and business case preparation
  • Review floor plans and design proposals.
  • Coordinate with consultants, designers, and internal teams on project execution.
  • Support due diligence exercises.

Stakeholder Management

  • Work closely with Leasing, Marketing, and Operations teams to drive asset performance and achieve business objectives
  • Liaise with key tenants, brand partners, consultants, and mall stakeholders.
  • Prepare management reports and presentations for senior leadership.

Requirements

  • Degree in Real Estate, Business, Marketing, or related discipline.
  • 5 years of relevant experience in retail asset management or leasing.
  • Prior experience in asset enhancement initiatives, redevelopment or repositioning projects will be an advantage.
  • Strong understanding of retail dynamics, tenant mix strategy, and mall positioning.
  • Analytical mindset with ability to interpret retail and sales performance data.
  • Strong communication and stakeholder management skills.
  • Self-motivated and detail-oriented
