Role Summary:
The Financial Controller will oversee the financial operations of all existing and new malls, managing a team across four key functions: Operational Finance, Internal Audit & Controls, MIS/FP&A, and Receivables/Billing & Collections. The role requires strong leadership, financial acumen, and the ability to implement robust financial systems and processes while ensuring compliance and driving financial performance across the portfolio.
Key Responsibilities:
1. Operational Finance:
- Leadership: Oversee finance controllers for all existing malls and new mall projects.
- Financial Management:
- Manage day-to-day finance operations, including accounting, financial reporting, and cash flow management.
- Ensure accurate and timely monthly, quarterly, and year-end financial reporting.
- Budgeting & Forecasting:
- Lead the budgeting process for all malls, aligning with corporate objectives.
- Conduct monthly financial reviews of each mall, analyzing variances and recommending corrective actions.
- Strategic Initiatives:
- Support new mall projects from a financial perspective, including feasibility studies and financial modelling.
2. Internal Audit & Controls:
- Audit Management:
- Spearhead internal audits, ensuring compliance with corporate policies and regulatory requirements.
- Coordinate with external auditors during annual audits.
- Systems & Processes:
- Develop and implement Standard Operating Procedures (SOPs) across all financial operations.
- Establish and maintain internal controls to safeguard company assets and ensure financial accuracy.
- Continuously review and enhance financial processes to improve efficiency and mitigate risks.
3. MIS / FP&A:
- Financial Planning & Analysis:
- Develop and maintain comprehensive financial models and management reports.
- Provide detailed financial analysis, including performance metrics, profitability analysis, and cash flow projections.
- Reporting:
- Deliver accurate and insightful MIS reports to the senior management and board.
- Implement KPIs and dashboards for performance tracking across all malls.
4. Receivables, Billing & Collections:
- Team Management:
- Supervise the billing and collection teams, ensuring adherence to billing cycles and collection protocols.
- Receivables Management:
- Maintain outstanding receivables at minimal levels through proactive monitoring and follow-up.
- Approve waivers, refunds, and adjustments during tenant renewals, churn, and exits, ensuring proper documentation and justification.
- Policy Enforcement:
- Implement interest charges on delayed payments unless exceptional approvals are granted.
- Monitor and report on aging of receivables and take corrective action as needed.

- Accuracy and timeliness of financial reports and budgets.
- Effectiveness of internal controls and audit outcomes.

Desired Qualifications & Experience:
- Education: Chartered Accountant (CA) or equivalent.
- Experience: 8+ years of experience in financial management, with at least 5 years in a leadership role within retail, mall management, or real estate sectors.
- Skills:
- Strong knowledge of financial management, accounting standards, and regulatory requirements.
- Expertise in financial planning, budgeting, and variance analysis.
- Proficiency in ERP systems and financial software.
