Job title: Regional Lead Asset Management
Role Description:
We are seeking a seasoned and strategic Regional Lead Asset Management to drive end-to-end performance of a portfolio of industrial / logistics assets across the assigned region. The role will act as the single-point owner of asset performance, ensuring alignment with underwriting assumptions and maximizing value through leasing, operations, capital planning, and client engagement.
Key responsibilities:
Asset Strategy & Value Creation:
- Own and drive regional asset management strategy, aligned with organizational growth and capital deployment goals.
- Maximize asset value, IRR, ROI, and NOI growth across the portfolio.
- Oversee asset lifecycle including planning, leasing, stabilization, and optimization.
- Ensure assets perform in line with or exceed underwriting assumptions.
Portfolio & Financial Management:
- Lead budgeting, capital planning, and financial performance tracking across all assets.
- Monitor and optimize cash flows, operating expenses, and capital expenditure.
- Develop and review financial models, investment returns (IRR, MOIC), and performance forecasts.
- Ensure strong governance on budget adherence and cost optimization.
Operations & Performance Excellence:
- Drive operational efficiency across assets, benchmarking against industry standards.
- Oversee property operations, maintenance strategies, and preventive capex planning.
- Establish and enforce standardized reporting, compliance frameworks, and review mechanisms.
- Build a strong safety and quality culture across the regional portfolio.
Leasing, Client Engagement & Revenue Growth:
- Partner with leasing teams to maximize occupancy, client acquisition, and lease renewals.
- Provide strategic inputs on lease structuring, pricing, and commercial negotiations.
- Enhance client satisfaction, retention, and service delivery standards.
- Support development of new product offerings and client solutions.
Project & Development Oversight:
- Collaborate with development teams to ensure timely delivery within budget and quality benchmarks.
- Monitor project cost variance and milestone adherence.
- Evaluate project feasibility and ensure alignment with return expectations.
Risk Management & Compliance:
- Identify, assess, and mitigate operational, financial, and project risks.
- Ensure adherence to regulatory, compliance, and internal governance frameworks.
- Drive proactive issue resolution across sites to prevent performance impact.
Team Leadership & Stakeholder Management:
- Lead and mentor asset management teams.
- Drive performance culture through KPIs, reviews, and capability building.
- Act as a key interface with internal leadership, investors, and external stakeholders.
- Ensure seamless coordination across leasing, finance, projects, and operations teams.
Education Requirements: Bachelor's Degree (Engineering / Finance / Real Estate preferred), MBA / Postgraduate in Management (preferred)
Years of experience:1015+ years in Asset Management / Real Estate / Infrastructure.
Work Experience Requirements: Proven experience managing large, multi-city portfolios. Background with real estate developers, funds, or institutional asset managers.
