Key Responsibilities (KRAs)
1. Project Planning & Feasibility Studies
- Conduct development potential analysis (FSI, setbacks, height, TDR, etc.) as per UDCPR norms.
- Prepare project feasibility reports with a focus on layout efficiency and optimization.
2. UDCPR Norms & Regulatory Compliance
- Ensure all architectural designscomply withUDCPR and KDMC regulations.
- Stay updated with regulatory changes and implement them in ongoing and upcoming projects.
3. Survey Plan Study
- Analyze topographical surveys, boundary lines, and plot demarcations.
- Verify site levels andidentifydevelopment constraints or opportunities.
4. Architectural Design Development
- Develop layouts, unit plans, master plans, and floor plans.
- Prepare stacking plans and zoning layouts aligned with feasibility and marketing goals.
- Ensure design accuracy andoptimalspaceutilization.
5. AutoCAD & Drawing Management
- Prepare and review drawings using AutoCAD and similar tools.
- Maintain proper drawing records, version control, and documentation.
6. Drawing Review & Quality Control
- Review architectural, structural, and MEP drawings.
- Ensure alignment with design intent, technical standards, and regulatory norms.
7. BOQ Preparation & Review
- Coordinate with the estimation team for BOQ preparation.
- Verify quantities, specifications, and ensure cost efficiency.
8. Consultant Coordination
- Coordinate with structural, MEP, and other consultants.
- Resolve design conflicts and ensuretimelyintegration of inputs.
9. Environment Clearance (EC) Coordination
- Provide architectural inputs for EC approvals.
- Coordinate with environmental consultants for compliance.
10. Rendering & Visualization Coordination
- Work with 3D teams for project renderings.
- Ensure visuals align with design and branding requirements.
11. Elevation & Faade Finalization
- Finalize elevations and faade concepts.
- Coordinate with design experts and branding teams.
- Prepare material swatches and mood boards.
12. Site Coordination & Visits
- Conduct site visits to ensure execution as per approved drawings.
- Resolve on-site queries and design deviations.
13. Internal Stakeholder Coordination
- Work closely with Sales, Marketing, Legal, and Execution teams.
- Ensure alignment with RERA requirements and marketing materials.
14. Documentation & Reporting
- Maintain design records, approvals, and logs.
- Provide regular progress reports and updates.
15. Value Engineering & Innovation
- Suggest design improvements for cost efficiency and sustainability.
16. Tender Drawing Support
- Provide architectural drawings for tender processes.
- Coordinate with procurement and estimation teams.
17. Authority Submissions
- Prepare and manage submission drawings.
- Track approvals andmaintainsubmission records.
18. GFC Drawing Support
- PrepareGood forConstruction (GFC) drawings.
- Ensure coordination across architecture, structure, and MEP.
19. Design Change Management
- Document and communicate design changes.
- Evaluate feasibility and compliance impact.
20. Post-Completion Support
- Assistin as-built drawings andcompletiondocumentation.
Key Skills Required
- Strong knowledge of UDCPR and KDMC regulations.
- Proficiencyin AutoCAD and SketchUp.
- Understanding of BOQ and estimation processes.
- Strong design, visualization, and planning skills.
- Excellent communication and stakeholder management abilities.
Preferred Qualifications
- Bachelor's/Master's degree in Architecture.
- Relevant experience in real estate or construction projects.
- Experience inhandling end-to-end project lifecycle.
