Technocraft Architects & Planners (TAP)

Location: Kandivali West, Mumbai | Full-time | Work from Office

Technocraft Architects & Planners (TAP) is looking for an Architect interested in developing strong expertise in Development Control, DCPR, FSI, redevelopment feasibility and statutory approvals.

This is a technical architectural role combining planning, feasibility, regulatory interpretation, municipal drawings and approval coordination.

KEY RESPONSIBILITIES

• Prepare architectural feasibility studies and development-potential assessments.

• Work on FSI, TDR, Fungible FSI, setbacks, open spaces, height and development-control calculations.

• Study and apply relevant provisions of DCPR 2034 and applicable planning regulations.

• Prepare and coordinate municipal / statutory approval drawings, area statements and submission documentation.

• Work on redevelopment, residential, commercial and large-scale development projects.

• Assist in evaluating rehabilitation and sale components and optimising planning within regulatory constraints.

• Coordinate approval requirements involving MCGM/BMC, MHADA, SRA, MMRDA and other applicable authorities.

• Coordinate processes relating to IOD, CC, amended approvals, OC and statutory/departmental NOCs, as applicable.

• Review scrutiny comments and prepare technical compliance in coordination with the project team.

• Coordinate with structural, MEP, fire, traffic, environmental and other specialist consultants.

• Maintain project-wise approval drawings, documentation and status trackers.

• Work closely with TAP's senior architects and approval/liaison team to move projects from feasibility → planning → statutory approval → construction stage.

What can be developed on a plot

How much development potential / FSI is available

Which regulations affect the design

How can a proposal be redesigned to address regulatory constraints

What is required to move a project from concept to sanctioned plans and construction

CANDIDATE PROFILE

• B.Arch / Architecture qualification

• Approximately 2–6 years of relevant professional experience preferred

• Strong working knowledge of AutoCAD

• Understanding of architectural planning and working drawings

• Exposure to DCPR 2034, municipal drawings, redevelopment, FSI calculations or statutory approvals will be advantageous

• Knowledge of Revit, SketchUp and Excel would be an advantage

• Strong documentation, coordination and communication skills

IMPORTANT

Prior liaisoning experience is not mandatory.

Architects from a design or technical background who want to develop expertise in Development Control, FSI, redevelopment and statutory approvals are encouraged to apply.

The role is primarily focused on the technical and architectural side of approvals. Routine field-level submission and follow-up activities are coordinated with TAP's liaison/approval team.
