Job Description
• Prepare test-fit layouts for prospective clients against seat count, budget and timeline requirements.
• Translate client briefs – headcount, team mix, meeting and collaboration needs, growth plan – into efficient floor plans
• Optimise workspace efficiency: seat density, sq.ft. per seat, circulation ratios and workzone mix (open desks, cabins, meeting rooms, breakout, support areas).
• Assess new buildings and floor plates under consideration for carpet-area efficiency, core placement, column grid and achievable seat yield, to support the management team. Design Development & Documentation
• Review drawings prepared by design architects: Concept and design intent through to GFC drawing packages – layouts, ceiling, flooring, elevations, sections, joinery, furniture.
• Prepare interior modification layouts for existing centres against live client requirements and expansions.
• Coordinate architectural drawings with electrical, HVAC, fire fighting, plumbing, IT/networking and access control consultants; • Review and approve vendor shop drawings.
• Ensure designs comply with statutory and fire requirements, base-building conditions and landlord fit-out guidelines.
• Maintain the drawing register and as-built drawing library across all Cove centres. Visualisation & Presentation
• Produce 3D views, renders and walkthroughs for client pitches and internal approvals as required.
• Prepare design presentations, mood boards, and material and finish boards.
• Support the sales and marketing teams with layout options, visuals and centre collateral. Décor, FF&E and Material Selection
• Select and specify finishes, furniture, fixtures and equipment consistent with Cove's design standards and cost benchmarks. • Coordinate mock-ups, samples and material approvals with vendors.
• Build and maintain a standard material, finish and furniture library with indicative rates. MUST HAVE • Portfolio of completed corporate office and/or flex workspace projects, to be submitted with the application.
• Prior flex space operator experience is a plus
• Demonstrated ability to produce a test fit and an accompanying budget estimate independently.
• Languages: fluency in English; conversational Tamil, Kannada or Hindi an advantage.
• AutoCAD – mandatory. Revit and/or SketchUp.
• 3D rendering – Lumion, Enscape, V-Ray or 3ds Max.
• Adobe Photoshop and InDesign for presentation output; MS PowerPoint and Excel.
• Quantity take-off and BOQ preparation from drawings.
• Working knowledge of interior fit-out materials and systems – partitions, ceilings, flooring, glazing, joinery, acoustics – and of workmanship standards.
• Working knowledge of MEP, HVAC, fire and IT coordination requirements sufficient to coordinate consultants.
• Excellent communication and client presentation skills.
• Coordination skills – across internal teams, external consultants and vendors.
• Qualified architect or interior designer with a strong corporate office and workspace portfolio.
• Prior experience with a flex space / managed office operator is preferred. Candidates from a corporate interiors design-build, PMC or IPC background with substantial flex-space project exposure will also be considered.
• Understands the commercial logic of flex space – seat yield, fit-out cost per seat, chargeable versus carpet area, and speed of delivery.
• Comfortable presenting design directly to clients and to non-design audiences.
• Able to run several layouts and projects in parallel against short turnaround times.
