YOUR IMPACT AREA

The AM - Quantity Surveyor - Civil is responsible for the commercial and cost management of high-rise and premium residential projects, ensuring that all construction activities are delivered On Specification, On Time, and On Budget.

The role involves budgeting, tendering, contract administration, measurement, and billing, with a strong focus on cost optimization, vendor management, and quality compliance.

MINIMUM QUALIFICATION

    • Education: B.E / B.Tech in Civil Engineering or Diploma in Civil Engineering.
    • Experience : 5 – 10 years of hands-on experience as a Quantity Surveyor/ Cost Management roles, and should have experience of high-rise (G+20 and above) and premium residential projects.
    • Specific Expertise : Strong experience in detailed measurement, bill certification, and cost control for major packages (structure, façade, MEP, interiors) in Tier-1 real estate or reputed contracting firms. Working knowledge of AutoCAD (for quantity take-offs).
    • Software : Advanced MS Excel, AutoCAD, ERP (SAP/Oracle/MS Dynamics) for billing and cost reporting.
    • Preferred Certifications : NICMAR / RICS / PQS or equivalent commercial management credentials.
KEY COMPETANACIES

    • Strong understanding of high-end finishes, façade systems, and MEP interfaces.
    • Excellent knowledge of contracts, specifications, rate analysis, and billing procedures.
    • Proven ability to manage multiple vendors and packages simultaneously.
    • Strong analytical, negotiation, and documentation skills.
    • Proactive, detail-oriented, and committed to quality and cost efficiency.
    • Effective communication and coordination with multidisciplinary teams.
Key Responsibilities

  • Estimation, Tendering & Contracting
    • Study architectural, structural, and MEP drawings, specifications, and BOQs to prepare detailed cost estimates for all project components — civil, façade, interiors, MEP, and finishes.
    • Identify scope gaps, design inconsistencies, and overlaps between trades; recommend commercial and technical clarifications.
    • Prepare Master Procurement Schedule/ Tender Event Schedule in line with Project Timelines.
    • Prepare and float RFPs for various packages — structural works, finishes, façade, interiors, and external development.
    • Conduct technical and commercial bid evaluations, negotiate with vendors, and recommend the most competitive and compliant options.
    • Prepare and issue Work Orders / Service Orders / Turnkey Contracts as per company policy, ensuring alignment with PMO and procurement guidelines.
    • Support value engineering exercises to achieve design intent within approved budgets.
  • Measurement, Billing & Cost Control
    • Conduct joint measurements with the site execution team and vendors; prepare Joint Measurement Sheets (JMS) for approval.
    • Quantification of BoQ items progressively from GFC drawings. To assess impact of revisions to GFC drawings as per quantities.
    • To highlight variation in BoQ quantities from GFC drawings. To suggest value engineering measures to mitigate the same.
    • Verify and process vendor advances , running and final bills in the ERP system, recoveries/debits, ensuring accuracy of quantities, rates, and supporting documentation.
    • Monitor project cost vs. budget, track committed values, and forecast future liabilities.
    • Identify cost overruns, variations, and claims, and support the project team with timely commercial analysis.
    • Maintain detailed cost reports for periodic management reviews and cash flow planning.
  • Contract Administration & Vendor Coordination
    • Maintain complete contract records — agreements, amendments, variations, and correspondence.
    • Track vendor performance against contractual obligations, billing cycles, and milestone payments.
    • Coordinate with Finance for timely release of payments while ensuring compliance with statutory deductions, retentions, and insurance norms.
    • Support resolution of commercial disputes and claims through proper documentation and negotiation.
    • Coordinate for change management process including Quantity variation, reconciliation of NT items with respect to budget.
  • Coordination & Reporting
    • Actively participate in daily and weekly project review meetings to provide updates on cost, billing, and payment status.
    • Liaise with the Design, Construction, MEP, and Planning teams to align commercial decisions with project progress.
    • Support internal and external audits by maintaining accurate cost and contract documentation.
    • Prepare regular MIS reports highlighting cost trends, savings opportunities, and risk areas.
    • Ensure clear communication and collaboration between internal departments such as legal, finance, and procurement throughout the entire process.
  • Performance Indicators
    • Timely and accurate processing of vendor bills and payments.
    • Adherence to approved budgets and identification of savings opportunities.
    • Compliance with contractual and documentation standards.
    • Contribution to project delivery within quality, time, and cost targets.
