Job Title: Project Design Lead – (Modular Construction)

Location: IITM Research Park, Chennai

Department: Engineering + Operations

Type: Full-Time, Onsite

Join a Team Engineering the Future of Construction: Modular Building Technology (MBT)About Us

We are revolutionising construction through Modular Building Technology (MBT) — where factory-born precision meets the simplicity of LEGO-like on-site assembly.

Our mission is to create intuitive, resilient, scalable spaces built with the speed and clarity of a product, not a traditional project.

We operate with an Intense & Scrappy mindset, believe Scale is Magic, and live by the principle: Nothing is someone else's problem.

Every system we build, and every module we ship, is rooted in our MBT Focus: Make Something People Love.

The Role: Own the Space Between Design, Factory & Site. This is not a coordinator role.

This is a high-agency leadership role responsible for ensuring that:

Designs are buildable
Factory production is aligned & unblocked
Site execution is flawless & predictable
Projects remain profitable
Teams move in sync without friction
Issues are solved early and permanently

You will be the person who transforms initial concepts into fully aligned, execution-ready packages — ensuring clarity from design → manufacturing → logistics → site installation.

Key Responsibilities1. Front-End Engineering & Feasibility (Digital → Factory → Site)

Break down project concepts into clear engineering inputs for design, factory and site.
Validate feasibility early — tolerances, module sizing, access, sequencing, logistics.
Drive design freeze and ensure all teams have clarity before production begins.
Create and maintain simple, intuitive installation and coordination instructions.

2. Project Orchestration & Execution Clarity

Act as the single point of accountability connecting design, manufacturing, procurement, logistics, and site teams.
Run project kickoff sessions with assumptions, risks, and alignment questions.
Monitor dependencies, track progress, unblock teams, and escalate intelligently.
Ensure every deliverable meets factory-ready quality and site-ready clarity.

3. Profitability, Budget Control & Risk Intelligence

Compare Budget vs Actual (BvA) across materials, labor, logistics, rework, and timelines.
Identify engineering or process root causes for variances.
Implement early-warning signals to catch overruns before they occur.
Drive continuous improvements to improve predictable project margins.

4. Issue Resolution & Cross-Team Accountability

Solve conflicts between teams with clarity, empathy, and speed.
Design says manufacturing is asking too many changes
Manufacturing says design is not buildable
Site says installation sequence is unclear
Create never again systems and processes for recurring issues.
Maintain a high bar for communication and documentation.

5. Process Building & Standardisation

Build SOPs for design freeze, factory release, installation readiness, RFIs, etc.
Implement checklists & coordination frameworks that scale.
Build dashboards or trackers for clarity (materials, timelines, dependencies).

Required Skills & ExperienceTechnical & Operational Skills

Strong understanding of Modular Construction workflows
Clear understanding of manufacturing constraints and site execution logic
Ability to foresee problems before they reach production or site
Excellent coordination, planning, and critical path management skills
Strong analytical skills (costing, BvA, timelines, data-driven decisions)

Experience

3–10 years in project coordination, front-end engineering, modular/precast construction, offsite manufacturing, or integrated construction delivery roles.
Experience working closely with design, manufacturing, and site teams.
Experience handling project budgets, cost tracking, and risk mitigation.

Mindset & Personality

High agency: you don't wait — you drive clarity.
Nothing is someone else's problem mindset.
Thrives in fast, intense, dynamic environments.
Structured thinking, exceptional communication.
Comfortable taking responsibility and making decisions with imperfect information.

Values Alignment (Mandatory)

You must resonate deeply with our values:

Scale is Magic
Intense & Scrappy
Make Something People Love
Nothing is Someone Else's Problem
Think Like a Factory; Build Like LEGO
