Role Overview
- Co-ordination with the site team for proper implementation of the Master Construction program.
- Planning & sequencing of high-end finishing activities (stone, veneer, marble, joinery, façade, landscape hardscape/softscape).
- Close coordination with architects, ID consultants, landscape consultants to track design dependencies & Material lead times (premium materials often imported)
- Track approvals for material palettes, BOQs, and shop drawings critical to villa finishing.
- Develop look‑ahead (3W/6W/12W) schedules; align labor, specialized trades, and material deliveries (esp. long‑lead imported finishes, lighting, automation, façade systems).
- Chair weekly design freeze reviews with Architect, ID, MEP, Landscape, Lighting & AV/Automation consultants; manage shop drawing / sample / mock‑up approval trackers.
- Coordination of mock-ups for villa rooms, bathrooms, façade elements, landscape zones before mass roll-out.
- Prepare risk assessment for the project identifying the high-risk activities along with suggesting mitigation measures for the same.
- Ensure timely preparation and submission reports for monitoring the program on a weekly and monthly basis and conduct timely reviews to identify and mitigate possible risks mention below but not limited to
- Lead the automation and enhancement of Management Information Systems (MIS) to streamline reporting
- Drive project progress monitoring through the identification of gaps and escalation of critical issues such as:
- Labour and staff shortages.
- Delays in contract awards.
- Non-operational issues like design gaps and P&L variances.
- Regularly interact with internal teams and external stakeholders (Consultants, contractors) for status updates, issue resolution, and collaboration.
- Preparation of resource requirements/deployment schedule/cash flow, etc.
- Responsible for monitoring the schedule and cost performance of the project.
- Prepare recovery schedules to mitigate delays in the project.
- Publish weekly and monthly dashboards: milestone status, villa/cluster progress, look‑ahead risks, design hold points, cash flow, P&L variances, change orders, and client variations.
- Reporting bottlenecks/critical areas and material hold up of the project to the management
- Create material lead‑time matrices and logistics plans for imported stone, veneers, sanitaryware, lighting, automation, façade elements, and bespoke joinery.
- Coordinate pre‑construction meetings and readiness checklists for specialized subcontractors (façade, pools, water bodies, joinery, AV/automation).
Skills, Experience & Education
- B.E./B.Tech (Civil); Postgraduate in Project/Construction Management preferred.
- 10–12 years of experience in project control, planning in large-scale real estate or owner-driven developments.
- Proven experience in luxury villa projects / township projects.
