Job Description - Technical Manager, SME Business

Job Purpose

The Technical Manager will be responsible for conducting technical due diligence and property assessments for SME loan proposals. The role involves evaluating collateral security, verifying property-related documents, assessing asset quality, and providing technical recommendations to support informed credit decisions while ensuring compliance with organizational policies and regulatory requirements.

Key Responsibilities

• Conduct technical evaluations of residential, commercial, industrial, and mixed-use properties offered as collateral for SME loans.
• Verify property measurements, construction quality, marketability, accessibility, and legal boundaries.
• Assess the fair market value, distress sale value, and realizable value of collateral properties.
• Scrutinize approved building plans, occupancy certificates, approvals, and other technical documents.
• Identify risks relating to property ownership, encroachments, deviations, litigation, and construction quality.
• Prepare detailed technical evaluation reports within defined turnaround timelines.
• Coordinate with business, credit, legal, and operations teams for smooth processing of loan proposals.
• Empanel and manage external valuers and technical agencies, ensuring adherence to prescribed standards.
• Conduct periodic collateral inspections, post-disbursement visits, and monitoring of high-value cases.
• Ensure compliance with internal policies, audit requirements, and regulatory guidelines.
• Support branch and sales teams by providing technical guidance on collateral acceptance criteria.
• Maintain accurate records and MIS related to technical evaluations and property assessments.

Eligibility Criteria

Education

• B.E./B.Tech in Civil Engineering or Diploma in Civil Engineering.
• Additional certifications in valuation or property assessment will be an added advantage.

Experience

• 4 to 8 years of experience in technical evaluation, property valuation, mortgage underwriting, or secured lending.
• Experience in SME, LAP, Housing Finance, Gold Loan, or Banking/NBFC sectors preferred.
• Familiarity with property laws, municipal approvals, and valuation methodologies.

• Experience in handling secured lending products such as SME Loans, LAP, and Mortgage Loans.
