Role Purpose
The Senior Manager
Facility Operations is responsible for overseeing end-to-end facility management operations across assigned sites, ensuring efficient operations, statutory compliance, client satisfaction, vendor management, cost optimization, and team leadership. The role involves managing both soft and hard services while ensuring high standards of safety, maintenance, and operational excellence.
Key Responsibilities
Facility Operations Management
Manage overall facility operations for commercial/corporate sites.
Ensure smooth functioning of all building systems including HVAC, electrical, plumbing, fire & safety, elevators, DG systems, STP/WTP, and BMS.
Monitor preventive and predictive maintenance activities to minimize breakdowns.
Ensure adherence to SLAs, KPIs, and operational standards.
Client Relationship Management
Act as the primary point of contact for clients regarding operational matters.
Conduct regular review meetings with clients and provide operational updates.
Address escalations and ensure timely closure of complaints/issues.
Maintain high client satisfaction and retention levels.
Team Management
Lead and manage site teams including Facility Managers, Engineers, Supervisors, and support staff.
Conduct performance reviews and team development initiatives.
Ensure manpower planning, deployment, and productivity management.
Drive training programs on safety, technical operations, and customer service.
Vendor & Contract Management
Manage AMC contracts and service vendors.
Monitor vendor performance and ensure compliance with contractual obligations.
Negotiate contracts and support cost optimization initiatives.
Verify billing, certifications, and service deliverables.
Financial & Budget Management
Prepare and manage operational budgets.
Monitor operational expenses and implement cost-saving initiatives.
Ensure timely processing of invoices and financial reporting.
Track utility consumption and energy optimization initiatives.
Compliance & Safety
Ensure compliance with statutory regulations and safety standards.
Monitor fire safety systems and emergency preparedness plans.
Ensure all licenses, certifications, and audits are updated.
Drive EHS initiatives and risk mitigation measures.
Reporting & Documentation
Prepare MIS reports, incident reports, RCA reports, and operational dashboards.
Maintain maintenance records, audit reports, and compliance documentation.
Present operational reviews to management and clients.
Required Qualifications
Bachelors Degree/Diploma in Engineering (Electrical/Mechanical preferred) or Facility Management.
MBA/PGDM is an added advantage.
Experience
1015 years of experience in facility management operations.
Minimum 5 years in a leadership/managerial role.
Experience managing corporate/commercial properties, business parks, or IT campuses preferred.
