Role Summary
As the
Finance Controller, you will serve as the financial nerve center and strategic co-pilot to the Chief Executive Officer (CEO). This is a dual-mandate leadership role—part strategic growth advisor and part operational guardian. You will own the entire financial lifecycle of the company, from project-level costing, cash-flow modeling, and treasury management to robust statutory compliance and RERA architecture.
This is not a back-office or shared-services role. You will build, mentor, and scale the finance function, implementing the systems and internal controls necessary to support rapid, disciplined growth across multiple simultaneous active projects.
Key Responsibilities
- Strategic Advisory & High-Impact MIS: Design and own the monthly Management Information System (MIS) spanning P&L, cash flow, receivables, and key ratios. Deliver clear, actionable dashboards to the CEO to drive data-backed land acquisitions, project launches, and partnership structures.
- Project Costing & Budgetary Control: Build and maintain detailed cost models and project budgets (construction, procurement, marketing, and overheads). Partner with the Projects, Procurement, and Design heads to establish cost-per-square-foot benchmarks and flag actual-vs-budget variances early.
- Compliance & Internal Controls: Ensure ironclad compliance across all applicable statutes including Income Tax, GST on under-construction properties, RERA (Karnataka) escrow management, and Companies Act. Lead statutory audits with zero major observations.
- Treasury & Capital Optimization: Oversee day-to-day accounts (AP/AR, ledgers), manage critical banking relationships, negotiate credit/construction finance facilities, and optimize homebuyer collection tracking in strict alignment with RERA escrow obligations.
- Systems & Team Leadership: Lead, mentor, and expand a lean finance team. Standardize standard operating procedures (SOPs) for payment workflows and month-end closes, and collaborate with the Technology team to automate data pipelines and ERP software tracking.
Core Requirements
- Credentials: Qualified Chartered Accountant (CA) is a non-negotiable prerequisite.
- Experience: 10–15 years of total experience, featuring a strong track record in the real estate sector, residential development, or large-scale EPC/infrastructure environments.
- Domain Expertise: Deep familiarity with real estate-specific accounting (cost-to-complete analysis, collection accounting, and RERA escrow compliance). Advanced financial modeling and Excel skills are essential.
- Leadership Traits: High integrity, exceptional attention to process detail, and the interpersonal agility to translate complex financial data into narrative insights for non-finance cross-functional leaders.
