Company Description
Modulus Housing is revolutionising construction in India by manufacturing precision-engineered, modular low-rise buildings that cater to underserved rural areas. Operating since 2018, the bootstrapped company has delivered over 1,500 high-quality buildings, including schools, clinics, and shelters, across 21 Indian states and in Africa. By leveraging cutting-edge techniques traditionally used for skyscrapers, Modulus Housing provides cost-effective, safe, and reliable infrastructure to regions in need. Headquartered at IIT Madras Research Park, the company has scaled rapidly and recently raised $8 million in funding to expand its transformative vision.
Role Overview
We are seeking a versatile BIM Engineer to lead the development of fully integrated 3D models across architectural, structural, and infrastructure trades. You will oversee the transition from design concepts to fabrication-ready models for modern construction methods like LGSF and PUF panels, while driving our 4D (scheduling) and 5D (cost estimation) workflows. This role requires a technical expert who can master Navisworks to eliminate conflicts before they hit the site and collaborate seamlessly with Architects, Structural Engineers, and Project Managers to ensure data-driven execution.
Key Responsibilities
- Integrated Multi-Trade Modelling: Develop and manage high-LOD (Level of Development) models encompassing Architecture (ARCH), MEP systems (Mechanical, Electrical, Plumbing), and Landscaping/Site elements.
- LGSF & PUF Panel Detailing: Translate structural layouts into precise, fabrication-ready models and manufacturing shop drawings specifically for Light Gauge Steel Framing (LGSF) and Polyurethane Foam (PUF) panels.
- Advanced Clash Detection: Utilize Navisworks Manage to perform rigorous interference checks across multi-disciplinary models, leading coordination meetings with Architects and Structural Engineers to resolve conflicts pre-construction.
- 4D & 5D BIM Implementation: Partner with Project Managers to integrate construction schedules into the BIM environment for 4D time-liner simulations, and extract automated, data-consistent 5D Quantity Take-offs (QTO) to streamline procurement and cost estimation.
- Cross-Functional Coordination: Act as the central technical bridge between design teams and project management, managing information flow, resolving site-readiness challenges, and clarifying design intent.
- Drawing Package Delivery: Supervise and deliver comprehensive shop drawings, assembly layouts, and coordinated MEP drawings, ensuring they meet manufacturing and relevant local structural standards.
Required Skills & Qualifications
- Education: B.Tech in Civil Engineering, B.Arch, or equivalent.
- Software Mastery: Expert-level proficiency in Autodesk Revit, Navisworks Manage, and AutoCAD. Familiarity with project management scheduling software (e.g., MS Project or Primavera P6) for 4D linking is highly preferred.
- Domain Expertise: Proven track record in multi-disciplinary BIM coordination, with distinct experience modelling LGSF structures, PUF panel assemblies, and external landscaping.
- 4D/5D Competency: Demonstrated experience using BIM data for construction sequencing simulations (4D) and material quantity extraction (5D).
- Communication: Strong ability to lead technical discussions, coordinate with diverse engineering disciplines, and confidently manage the resolution of complex design conflicts.
